What does a professional home stager do?

Home Staging is the preparation of a home to sell by a professional who specializes in this form of design and has been certified and trained on the art of home staging. Many definitions you have seen stop after the word “sell” and that is part of the big misconception and devaluation of home staging. A professional home stager has the resources and can objectively view the home as a product and highlight its assets while downplaying its flaws. The home seller cannot view their home objectively, while many successful Realtors do not have the time or trade resources to properly stage a home.

How much does it cost?

For as little as a couple hundred dollars you can have a detailed list of what you can do to maximize the value of your home! You can invest 3% or more of the list price for Professional Staging depending on size and scope of the project…which is generally less than a price reduction.

The housing is HOT, so why do I need to stage?

Even if your house sells quickly in a good market you could have left money on the table had it been professionally staged. Remember, HSR Certified professionally staged homes sell on a conservative average for 10%+ more in a good market (see the Latest Home Staging Statistics).

Why can't I just stage my own home?

You can, but because our homes are like our children, we don’t always see all of its flaws. We’ve gotten used to the way it looks and you can’t view it objectively. A professional home stager is an impartial, third-party person who is not emotionally attached to your home and can provide recommendations on all areas of a property that require attention, including areas that need repair, items that need updating or organizing, and items that should be replaced. Can't home buyers use their imagination and look past my decor or empty rooms?

Only a small portion of home buyers can visualize the potential of a home and most are investors and home flippers looking for deals. If it’s empty, Buyers can’t tell the difference between a 10 x 10 room and a 12 x 12 room. It looks about the same even though one is 40% larger. They aren’t able to visualize how furniture will fit in an empty space and if they are unsure they will not purchase the property. When a house is empty or even just a few rooms are empty prospective buyers can get distracted from looking at the house. Instead of focusing on the flow of the home and whether this is for them, they may be busy wondering: Is this a divorce? Have they left town? Do they have money problems? Will those bumps in the carpet come out? Why doesn’t that molding fit perfectly? Look at all the nail holes in the wall. They’ll start thinking, “maybe they are desperate.” Clearly this is not the situation to get you the best price for the property. But, our work starts from the time you contact us. We start planning, scheduling and pulling our inventory for your home. We typically spend 1-2 days of "prep" work before will arrive at your house.
